Our lifestyle retirement villages will allow you to be as active, social or quiet as you like. Plus, you’ll have peace of mind knowing your new community of neighbours and friends are likeminded, and you are in a supported community.

Retirement Living and Aged Care both provide accommodation services to ageing people, but their services differ depending on their residents' care needs and stage of life.

A retirement village offers accommodation, lifestyle amenities and services to over 55’s looking for independent living options when downsizing or retiring. Residents of retirement living communities benefit from engaging environments that suit their changing needs. 

Aged Care homes provide a safe and secure place for people who require 24-hour support. A team of nurses, care workers, therapists and other health professionals provide high-quality care. You may be eligible for Aged Care funding to access these services. To determine what level of funding you are eligible for, you will need to complete an assessment through the Government’s Aged Care Assessment Team (ACAT).

Bethanie is a trusted operator and has been in WA for 64 years. The benefits to purchasing with us are no stamp duty when you purchase, no ongoing building insurance, council and water corporation rates or land taxes bills to pay. You will also have the ability to lock and leave at any time, knowing your property will be looked after and secure. Live with like-minded neighbours and a sense of community. We also have a dedicated village manager for each village who is available to support you.

When you become a Bethanie village resident, you are responsible for the following: 

  • Contents Insurance for the residence and workers compensation insurance (if you wish to employ and source your own trades people or domestic assistance) 
  • Any personal use of gas, electricity, phone, internet, Foxtel and any other services provided to the residence. 
  • You must keep the residence and it’s fixtures and fittings in good repaid subject to fair wear and tear. The resident is responsible for internal maintenance, rear garden/outdoor area and cleaning of the home. 

Our Bethanie villages are pet friendly and may be permitted on the approval and discretion of the Village Owner. Guide dogs for the blind and hearing impaired are permitted.

This is your home, so family and friends are welcome to stay with you. If your visitor is staying for an extended time for example 30 days you will need to let the village manager know as we will need to discuss and document this. We need to be mindful of who is staying in the village for other residents and your neighbours.

Understanding Retirement Living costs

What is a recurrent charge?

Each residence contributes a proportion of its money to the village operating budget, paid fortnightly, known as the weekly village levy or recurrent charge. These charges go towards the running of the village on an ongoing basis and include Grounds Maintenance, Equipment/Building Maintenance, Energy Costs, Building Insurance, Rates/Taxes/Fees, Security/Monitoring and village staff.

How do I purchase a retirement home for lease?

Our retirement homes for lease are available to purchase through Lease for Life arrangements. This lease gives you the right to occupy your retirement home and use the facilities until you decide to leave. There are also small additional fees and an exit payment fee when you vacate the village. We can talk you through the process of purchasing a home in one of our villages with our friendly sales team.

What is a Deferred Management Fee or DMF?

The DMF is a traditional contract model for buying into a Lease for Life Village. It is a percentage of costs paid back to the Village Owner at the time of vacation of your unit. The DMF allows the Village Owner to reinvest back into the community and other Projects.

What is a Lease for Life Agreement?

Leases are widely used by Retirement Village operators in Western Australia. Under the Lease, Residents are granted a lease for life (60 years) for the exclusive right to occupy their home. They are also granted the right to use the common areas and community facilities on a shared basis with other residents.
